Private developer Pellicano has secured a highly competitive $20 million tender for the new DULUX distribution centre, and has commenced construction on the 18,000sqm state-of-the-art facility in Dandenong South in Victoria.
The new facility will be located at Pellicano’s M2 Industry Park and will span over a two-lot 45,000sqm site on the corner of Bayliss Road and National Drive.
The successful bid from Pellicano has secured DULUX for a 10-year lease term.
Key to the deal’s success, according to Pellicano managing director, Renato Pellicano, was the company’s comprehensive industry experience and strong track-record for delivering effective commercial developments.
“Pellicano is known for excellence and attention to detail, and we have secured this deal off the back of our strong reputation for creating successful business park communities,” Pellicano said.
“We work extensively across all property sectors, which affords us a huge advantage in securing, as well as facilitating, the specific needs of tenants.”
The new facility is set to replace the existing DULUX distribution centre on the South Gippsland highway; Pellicano will manage the complete design and construction of the project.
“We will supply an innovative turnkey solution which will allow for better efficiencies and improved logistics for Dulux,” Pellicano said.
“We will be implementing state-of-the-art, modern technology throughout the project; including large hardstands, and wide, open canopies that will afford seamless delivery and distribution of all products.”
The six-month tender process was conducted by Lynton Williams, director at global industrial and commercial real estate agents; Savills.
“Pellicano was awarded the project due to its willingness to meet and accommodate DULUX’ specific requirements, and offered a strategically located site close to the Monash Freeway and Eastlink network,” said Williams.
“Pellicano’s excellent track record in building and delivering these large buildings was another factor that DULUX felt comfortable and confident in.”
When constructed, the facility will comply with all requirements outlined in current Built Environment Sustainability Scorecard (BESS), and requirements for the storage and distribution of dangerous goods.
CoolMax roofing throughout the project will reduce the temperature during the warmer months, and the developer will install a high-tech WIFI controlled logistics system that pre-future technological advancements in the product distribution industry.
The eco-friendly office area for management and warehouse staff will feature a contemporary design which integrates inviting and functional outdoor areas.
“We have strived to create an office space which is both practical and visually appealing, so that warehouse staff and management can enjoy the space for years to come,” Mr Pellicano said.
Nestled among premium amenity in an already thriving commercial community, the project will allow a host of other benefits for the tenant and future employees.
“Warehouse staff will be able enjoy city-type facilities in the suburbs such as lunch at Arco Restaurant and Café, use of the childcare centre, nature reserve, and scenic walking paths,” Mr Pellicano said.
“The new DULUX site will provide a larger distribution facility which is close to ports and major arterial roads. M2 Industry Park is surrounded by wide roads, and controlled intersections at estate gateways, which allow for B-Double and Super B-Double truck access.
“The entire commercial precinct has been masterplanned to support long term needs of over 45 businesses that will employ over 2,000 people in the coming years”.
The project boasts a land size of 45,000sqm, and will span two lots comprising an 18,000sqm warehouse, 600sqm office space, and 500sqm battery charge area.
The family-owned Pellicano currently owns and manages more than 170 properties, with over 300 commercial clients. Its diverse portfolio spans industrial, commercial, retail/bulky goods and residential properties.
The company recently celebrated its 50th anniversary, boasting over five decades in the construction and development industry. The third generation of the Pellicano family now manages the business.
Pellicano’s residential arm has been strongly active since 2007 and to date has delivered $570 million worth of residential projects nationally. It has projects currently underway in both Brisbane and Melbourne, representing a national pipeline of 2,000 apartments.
The hi-tech DULUX facility is slated for completion in July 2018.
